Media Release: Southern Highlands property to be sold online – attracting buyers Australia-wide

Catriona Pollard - Tuesday, March 15, 2011
A Southern Highlands property located in the picturesque village of Exeter will be offered for sale through Australia’s premier online auction provider SOLDONLINE.COM.AU, opening up the property to more buyers from outside the area.

SOLDONLINE.COM.AU allows for buyers to bid from anywhere, rather than being required to be present at an onsite auction. This service is ideal for properties in the Southern Highlands with buyers often being from other areas such as Sydney or Canberra.

The property will be marketed by McMillan Real Estate Bowral using SOLDONLINE.COM.AU, and a campaign with bidding starting on 9 April and ending on 14 April.

Howard McMillan, Licensee, McMillan Real Estate Bowral said, “With many of our vendors and buyers from outside the local region, the SOLDONLINE.COM.AU process makes a lot of sense.”

“The Highlands is a popular tree change destination, so we see buyers and vendors from Sydney and regional areas. It is perfect for them to not have to attend an onsite auction and they can bid from the comfort of their own home.”

“The online auction process provides a terrific alternative to the traditional property selling methods and is a concept that I think will really work in The Southern Highlands area,” said Mr McMillan.

Director of SOLDONLINE.COM.AU, Brian Edmonds said, “We have found that we have had fantastic results for properties in regional areas. We believe that online property auctions are the way of the future.”

“SOLDONLINE.COM.AU have in place a contract for sale and selling agents. It’s just the methodology that is different – it’s online rather than in an auction room or onsite,” said Mr Edmonds.

The property is in an idyllic setting, with a spectacular outlook and will be a fantastic home for the lucky buyer. It is located 1km from the town centre at 4 Sheil Place and includes four bedrooms, two bathrooms and a double garage. The property has a scenic outlook and established gardens on approximately 3350m2 of land.

Catriona Pollard - Monday, March 07, 2011

Australia’s premier online property auction provider, SOLDONLINE.COM.AU based in St Leonards has aligned with Chatswood’s The Conveyancing Shop, specialising in the buying and selling of houses to bring new innovative processes to the real estate industry.

SOLDONLINE.COM.AU and The Conveyancing Shop are at the forefront of offering streamlined real estate services online. It is now possible for nearly all components of the property sales process to happen online and the creation of this alliance will allow for an even more efficient method of transacting property for all vendors.

Director of SOLDONLINE.COM.AU, Brian Edmonds said, “We are continually looking for services which will strengthen our value to our customers. Conveyancing is such an important part of the process of selling a property, so the alliance makes complete sense.”

“Preparing a contract for sale is a very important step in selling a property, and it is one of the first things that needs to be done by all vendors, whether selling privately or through an agent. By offering a one stop solution, with a contract prepared by professionals and customised for SOLDONLINE.COM.AU, we eliminate the difficulty of this step for our vendors.”

“By offering a fully conversant conveyancing solution to our clients we can make the customers use of our online auction system even easier!”

“It has been exciting to find another local business with similar foresight. We are looking forward to working with The Conveyancing Shop to shape the future of real estate transactions in Australia,” said Mr Edmonds.

Proprietor and a solicitor at The Conveyancing Shop, Chris Battye said, “We are enthusiastic about an alliance with SOLDONLINE.COM.AU as it is a logical extension to our existing on-line conveyancing service.”

“We currently act for clients nationally and internationally on property transactions within New South Wales without the requirement for face to face interaction, ensuring our businesses are a perfect fit.”

“With this alliance we hope to consolidate our position in the e-conveyancing space, as we believe that online transacting is the future for legal practice and real estate.”

Media Release: SOLDONLINE.COM.AU - the future of real estate auctions in Queensland

Catriona Pollard - Tuesday, July 20, 2010
Australia’s premier online property auction site, SOLDONLINE.COM.AU are now offering online auction services to the Queensland market with a number of properties already listed for auction.

SOLDONLINE.COM.AU are at the forefront of reinventing the way that property is bought and sold in Australia and having proved the system throughout NSW is now entering the Queensland market.

Ken Callac, Principal of Yes Property has already listed two properties, an ocean front home in Bargara, his own home also in Bargara and is currently in the process of listing additional properties in the Bundaberg area.

“In today’s market a vendor needs to capitalise on everything they can to maximise return and SOLDONLINE.COM.AU is by far the simplest and best method that has been offered to help do this for a very long time.”

“SOLDONLINE.COM.AU has proven to be a very convenient way of buying and selling properties and will serve to be a medium that we will be using more and more in the future.”

“SOLDONLINE.COM.AU has proven to be successful in NSW and a process that I totally believe in. I have listed my own house to experience the selling process first hand,” said Mr Callac.

Jack Brislee, Director of Pacific Rim Business Brokers is also making the most of online auctions and has currently listed two Queensland properties including a DA approved 61 lot subdivision in Calliope and a DA approved 23 lot subdivision in Toowoomba’s growth corridor, Cambooya.

“SOLDONLINE.COM.AU has already helped generate three times the usual enquiry rate for similar subdivisions.”

“Buyers like the fact that the property is definitely on the market and the vendor is committed to sell, while sellers are attracted to online auctions because they only produce genuine buyers,” said Mr Brislee.

Director of SOLDONLINE.COM.AU and Licensed Real Estate Auctioneer, David Scholes said, “Nearly 80 percent of properties are researched online, so it makes sense to have auctions online as well.”

“We have made auctions accessible for a greater range of bidders who can register and bid from wherever they are at their own convenience. This way both buyers and sellers have increased flexibility and can make their decisions from the comfort of their own home in their own time.”

“As people are becoming increasingly time poor, the world more global and people more computer literate, online auctions will quickly become a favoured alternative. Online auctions are the way of the future,” said Mr Scholes.

Media Release: Yamba property gems for sale through SOLDONLINE.COM.AU

Catriona Pollard - Tuesday, July 20, 2010
Retired motel brokers are liquidating some of their Yamba real estate portfolio which will be sold through Australia’s premier online property auction site SOLDONLINE.COM.AU

The portfolio includes the famous Yamba landmark, the Surf Motel and three luxurious apartments

The Surf Motel auction will begin online on 13 August and will run for ten days. The three apartments will be sold separately on 12, 19 and 20 August with each auction running for five days.

Property vendor and motel broker Jan Dampney said, “I like the concept of SOLDONLINE.COM.AU as it gives the buyers time to think and make bids in their own time from the comfort of their own home.”

“SOLDONLINE.COM.AU helps take the stress out of the traditional auction process as well as providing a fairer and more transparent method to buying and selling properties.”

“Buyers like the online system and from our perspective, whatever helps the buyers will in the end help us,” said Mr Dampney.

“In this case we are expecting many of the interested buyers to come from out of the Yamba area, as well as from within - an online auction definitely makes the bidding process easier for these bidders.”

“As people are becoming increasingly time poor, the world more global and people more computer literate, online auctions will quickly become a favoured alternative. Online auctions are the way of the future,” said Mr Scholes.

The Surf Motel has eight four star AAA rated units and manager’s residence. It is in a prime location with views of the beach and ocean and has a high occupancy rate. The 2009/10 turnover was $272,523 and is zoned 2 (t) tourism allowing for future redevelopment options.

The apartments are three in a boutique block of six and have panoramic water and parkland views. Each have three double bedrooms, two luxurious bathrooms, gourmet kitchens, spacious indoor/outdoor living, double garaging and storeroom.  An attractive landscaped pool and gazebo enhance the property.

Media release: Menai land sale, the first land subdivision in the world to go under virtual hammer

Catriona Pollard - Tuesday, May 04, 2010
A newly released land subdivision containing 56 blocks of land located in the Sydney suburb of Menai will be the first ever land subdivision to be auctioned online in the world. The auction will take place on Soldonline.com.au

The properties will be listed on Soldonline.com.au on 13 May with bidding commencing the week of 17 May. Five non competing blocks will be sold each day.

Christian Payne, General Manager of Payne Pacific Real Estate, Cronulla, said “It’s the largest release of land in Sydney for a long time, with a total land size of 41,464.5 square metres. The current demand for vacant land in Sydney is at record levels with availability of quality blocks in the Sutherland Shire at an all time low.”

“We are expecting strong interest in the available land. Buyers are increasingly expressing concerns for the traditional auction process, due to increased pressure and the requirement to make life changing split decisions. This pressure increases when multiple properties are offered in succession, such as in this case.”

“We have decided to use Soldonline.com.au to help take the pressure out of the equation giving buyers time to make a considered decision while providing transparency and equal opportunity to all prospective buyers,” said Mr Payne.

Director of Soldonline.com.au and Licensed Real Estate Auctioneer, David Scholes said,
“Soldonline.com.au was developed to give vendors access to more bidders from all over the world and provide bidders with access to an increased international property market from wherever they are at their own convenience.”

“Interested buyers can bid in their own time, with no pressure from wherever they are at any time of the day or night,” said Mr Scholes.

Christian Payne said, “We have already had positive feedback from prospective buyers who are excited about the prospect of bidding from home.”

“Two separate interested bidders will be overseas at the time of auction. Soldonline.com.au will allow them to participate in the auction from where ever they are without postponing their trip,” said Mr Payne.

The average size of each block is 700 square metres with the largest block over 1500 square metres.  The blocks are expected to reach between $400,000–600,000 with an estimated total subdivision value of between $25–30 million.

Interested buyers will be required to attend the official launch and registration night on 13 May to listen to information relating to the subdivision and register as a buyer for the auction.

Key individuals will also be present on the night to help advise potential buyers. This includes a Westpac representative to provide financial advice, a respected solicitor to provide contracts for sale advice, the development’s surveyor to provide title information and David Scholes from Soldonline.com.au to help explain the auction process.
